Will a move-out clean actually get my deposit back?

It removes the cleaning deduction — it doesn't cover damage, paint, nail holes, or carpet replacement. In California a landlord can only charge to return the unit to the level of cleanliness it had at move-in, not to upgrade it. Photograph every room after the clean, timestamped. That documentation is what wins the dispute.

Does my lease actually require a professional cleaner, or can I clean it myself?

Read the clause. Most California leases require the unit returned in the same condition as move-in, normal wear excepted — not "professionally cleaned" with a receipt attached. If your lease does demand a receipt, get one. If it doesn't, you can clean it yourself; people hire out because an inspector-level clean takes a full day they don't have during a move.

Should I book cleaning before or after the movers?

After. Completely empty, including trash and anything left in the garage. Cleaning around remaining boxes leaves untouched exactly the spots an inspector checks — closet floors, cabinet interiors, and behind appliances. A clean done a day early gets undone by the move itself.

Do I need to be there for a move-out clean?

No, but the utilities do. Water, power, hot water, and working lights need to be on — you can't clean an oven or mop a floor without them, and a dark unit means missed spots. Leave the access method and, if you have it, the landlord's move-out checklist.

What do landlords and property managers actually check?

Oven and stovetop, fridge interior and door seals, cabinet and drawer interiors, bathroom grout and shower glass, baseboards, blinds, window tracks and sills, light fixtures, and floors.
