What Does a Move-Out Cleaning Include in Orange County?
A move-out clean is built around what a final walkthrough inspects — appliance interiors, cabinet shelves, baseboards, tracks, and grout. Here's the room-by-room checklist and what it costs in Orange County.

A move-out cleaning is an inspection-grade clean of an empty home: everything in our 50-Point deep clean, plus inside cabinets and drawers, wall marks, and hand-washed baseboards. In Orange County it sits in our $200–$550+ service band. Here's what that covers, room by room.
What makes a move-out clean different from a regular clean?
A move-out clean is scoped around what a final walkthrough actually inspects, not around what looks tidy. Inspectors open cabinets, check appliance interiors, run a hand along baseboards, and look at grout and window tracks. A standard clean touches almost none of that.
It also happens in an empty home, which changes what is possible. With furniture gone we can reach behind where the fridge sat, under where the bed was, and inside every closet. That access is why move-out cleaning is the most thorough service we offer.
J Lin wrote on Google about a move-out clean:
"Great work! Two ladies did a move out cleaning in our 800 sq ft condo. Everything is spotless in 2 hours."
The room-by-room move-out checklist
| Area | What the walkthrough checks | What we clean |
|---|---|---|
| Kitchen | Cabinet interiors, appliance surfaces, grease on the hood | Inside all cabinets and drawers, backsplash, cooktop, drip pans, range hood exterior, sink and fixtures |
| Bathrooms | Grout, soap scum, mildew, hidden toilet surfaces | Tile grout scrubbed, mildew treated, soap scum removed, toilet inside, outside, base and behind, inside cabinets and drawers |
| Bedrooms and living areas | Baseboards, closets, floors, marks on walls | Baseboards hand-washed, closet floors vacuumed, furniture-free floors mopped or vacuumed, mirrors and glass |
| Whole home | Wall scuffs, switch plates, vents, tracks | Wall marks removed, light switch covers deep cleaned, AC vents cleaned, window sills, tracks and blinds, cobwebs |
| Paid add-ons | Oven, fridge, window glass | Inside the oven, inside the fridge, and interior windows — request these when booking |
That last row matters. Inside the oven, inside the fridge, and interior windows are paid add-ons, not part of the 50-Point Checklist. They are also three of the first things a walkthrough opens, so most tenants add them to a move-out booking.
How does move-out compare to standard and deep cleaning?
| Standard clean | Deep clean | Move-out clean | |
|---|---|---|---|
| Published range | $120–$200 | $200–$400 | $200–$550+ service band |
| Home state | Furnished, lived-in | Furnished, lived-in | Empty |
| Inside cabinets and drawers | No | No | Yes |
| Baseboards | No | Wiped every room | Hand-washed |
| Wall marks and switch covers | No | No | Yes |
| Best for | Weekly upkeep | A seasonal reset | Lease end, sale, or handover |
If you are unsure where your home sits between these, our comparison of a deep clean versus a standard clean breaks the scope down task by task.
When should you book the clean?
Timing is the single most common mistake tenants make. Book in this order:
- Confirm your walkthrough date with the landlord or property manager first — everything schedules backwards from it.
- Book the clean once you have that date. Summer is the busiest turnover season across Orange County, so earlier is safer.
- Move everything out first. An empty home lets us clean surfaces that furniture would otherwise block.
- Schedule the clean for after the movers, before the inspection. The day after furniture removal is the ideal slot.
- Add the extras when you book — inside the oven, inside the fridge, interior windows — so they are priced in from the start.
- Request carpet cleaning separately if your lease calls for it, since it is a specialty service rather than part of the house clean.
Which details cost tenants their deposits most often?
The recurring culprits are the places daily cleaning never reaches, not obvious mess. Grout buildup, oven grease, dusty blinds, and crumbs in cabinet corners are the classic four — all invisible while you live there, all opened or inspected during a walkthrough.
Window tracks and sills are the next tier. They collect grit continuously, they sit at eye level during an inspection, and almost nobody cleans them between tenancies. The same goes for the tops of door frames and the exhaust fan cover in the bathroom.
Then there is everything the furniture was hiding. The floor where the fridge stood, the wall behind the sofa, and the carpet under the bed have all been protected from your cleaning and from wear, which makes them stand out sharply once the room is empty.
How long does a move-out clean take?
Longer than any other residential clean we do, because the scope is larger and the surfaces are dirtier. Allison Giffin wrote on Google about a move-out of the kind that runs long: after her renters left, "the entire kitchen, including the ceiling, chandelier, & cabinets, was covered in cooking oil."
Size and condition drive the number, so we scope the job before quoting rather than promising a clock time. A studio with recent upkeep is a fraction of the work of a four-bedroom rented for several years.
Because we price the job rather than the hour, the meter never decides your total. If condition calls for work beyond the agreed scope, we explain the option and price and proceed only with your approval — which matters most on move-out cleans, where the condition is genuinely hard to judge until the crew is inside.
What does a move-out clean cost in Orange County?
Move-out cleaning sits in our published $200 to $550+ service range, with the estimate driven by home size and condition. An empty one-bedroom apartment and a four-bedroom house are very different jobs, and a unit that has not been deep cleaned in years takes longer than one that has.
We quote upfront rather than by the hour, and anything beyond the agreed scope is explained, priced, and approved by you first. Send us the bedroom and bathroom count and your walkthrough date and we reply as soon as possible during business hours. Does a move-out clean decide your deposit?
No cleaning company can guarantee a deposit decision — that sits with your landlord and depends on damage, wear, and your lease, not just cleanliness. A move-out clean addresses the cleaning items a final walkthrough reviews and documents the completed work. That is the honest version.
What we can control, we do: the checklist is built around what property managers inspect, and we can align it to a landlord's own move-out checklist if you send one. Every visit is backed by our 100% satisfaction promise, so if something is missed we return and re-clean it free.
Do you need a move-in clean too?
If you are moving into an Orange County home, yes — and for a different reason. A move-in clean is about sanitising surfaces a previous household used, before your belongings arrive and block access. Move-in cleaning is easiest in the same empty-home window as the move-out.
Handling both ends is common. Many clients book the move-out at the old address and the move-in at the new one within the same week.
Where we handle move-out cleaning
We cover the whole county, including the Irvine Company apartment communities around Great Park and Cypress Village in 92618, where turnover volume is highest. See our Irvine service area page for local detail.
Neighbouring cities run on the same checklist and the same standards. Costa Mesa rentals near 92626 and Tustin homes get the identical inspection-grade scope. We have cleaned 5,000+ homes since 2021 and hold a 4.9 rating from 850+ five-star reviews, including 565 on Google.
If the property needs restoration rather than a clean — badly discolored grout, or dulled tile floors — a deep clean or dedicated tile work may need to run alongside the move-out. Tell us when you book and we will scope it honestly.
