What is upholstery cleaning?
We clean selected synthetic-fabric sofas, sectionals, armchairs, and dining chairs with hot-water extraction. Mike checks the care label, manufacturer instructions, construction, condition, and selected spots before starting.
We do not clean leather, cotton, linen, viscose or rayon, wool, silk, or other natural and delicate upholstery. If a piece is not synthetic and compatible with water-based extraction, we decline it rather than risk damage.

Mike is the technician who handles our carpet, upholstery, area-rug, and tile-and-grout appointments.
For carpet, upholstery, and area rugs, Mike confirms that the material is eligible for our water-based extraction method before starting. We do not switch to leather, dry-cleaning, or delicate natural-fiber methods on site.
Our process
Tell us the number and type of pieces, their approximate size, and any spots, odors, or pet concerns. Photos and a care-label photo help us confirm whether each piece fits our service.
Mike confirms that the upholstery is synthetic and compatible with water-based extraction, then treats the selected areas and performs controlled hot-water extraction.
We review the piece and point out permanent wear or discoloration. Upholstery remains damp after extraction and finishes drying naturally; we do not leave a drying machine behind.
What to expect
This service is for eligible synthetic upholstery only. It is not leather cleaning, dry upholstery cleaning, or delicate-fabric care.
One technician performs the appointment. Most accepted jobs take about one to three hours depending on piece count, size, construction, condition, and selected treatment.
Body oils, routine soil, and many spots can improve, but permanent dye loss, wear, and deeply set stains or odors are not guaranteed to disappear.

Good to know
Worth it for anything with a fabric you can't identify, a light color, or years of use. Rental machines put down more water than they pull back, and the failure mode isn't a bad clean — it's a water ring, a shrunken cushion cover, or dye bleed you can't undo. That's the actual risk you're paying to avoid.
Not if the fiber gets identified first. Every piece has a cleaning code, and the wrong method on the wrong code is exactly how discoloration happens. We check the tag and test an inconspicuous area before touching the visible surface. If a piece isn't safe to wet-clean, we'll say so instead of trying.
Surface odor, usually yes. Odor that's soaked through the cushion cover into the foam core is a different problem — cleaning the fabric leaves the source in place and the smell returns with humidity. Foam sometimes has to be replaced. We'll tell you which one you're dealing with after inspecting it.
Four to eight hours for most fabric, longer for dense cushions or humid coastal days. Keep air moving and don't sit on it while damp. If it still feels wet the next day, something went wrong with extraction — call us, that's fixable.
Every 12 to 24 months for a normally used sofa; annually with pets, kids, or a piece that gets daily use. Fabric holds oil from skin and hair long before it looks dirty, which is why a cleaned couch often comes out a shade lighter than the owner expected.
