We clean selected tile surfaces and grout lines after checking the material, grout condition, previous coatings, access, and existing damage.
The service loosens accessible soil and residue with material-appropriate treatment and agitation, then removes the dirty solution by extraction or rinsing. Cleaning is not regrouting, grout repair, resurfacing, or moisture remediation.

Mike is the technician who handles our carpet, upholstery, area-rug, and tile-and-grout appointments.
For carpet, upholstery, and area rugs, Mike confirms that the material is eligible for our water-based extraction method before starting. We do not switch to leather, dry-cleaning, or delicate natural-fiber methods on site.
Our process

Mike inspects the surface, applies an appropriate treatment, agitates the selected grout and tile, and removes loosened soil by extraction or rinsing.
We review the result and identify staining, efflorescence, failed grout, damaged coatings, etching, or other conditions that cleaning cannot repair. Optional sealing is quoted separately when appropriate.
What to expect
Cleaning can improve soil-darkened grout and residue on compatible tile, but it does not replace cracked, missing, loose, or permanently discolored grout.
Hard-water deposits and shower residue are treated only when the material can safely accept the required product. Existing etching, damage, and failed coatings may remain.
Recurring moisture, active mold, loose tile, and failed grout need repair or remediation rather than another cleaning pass.

Most of the time it cleans back. What reads as "stained grout" is usually years of soap film, body oil, and mineral deposit sitting in a porous surface — pressurized hot-water extraction lifts it. What doesn't clean back: grout that's cracked, missing, or permanently discolored by dye. That's a regrout, and it's a tile trade, not cleaning.
Yes for floors, showers, and anywhere that gets wet. Sealer doesn't make grout stain-proof — it buys you time to wipe a spill before it soaks in, which is the whole game with a porous material. Expect to redo it periodically; frequency depends on traffic and how aggressively the surface gets cleaned.
Because you're cleaning the top of a porous channel. Bleach lightens the color of what's in the grout without removing it, so it looks better for a week and then darkens again. Extraction pulls the soil out. That's the difference, and it's why the result lasts.
A typical bathroom or kitchen floor is a few hours. Surfaces come out damp, not soaked — walkable within a couple of hours, fully dry the same day. If sealer is applied, stay off longer; we'll give you the cure time for the product used.
It depends entirely on the stone. Ceramic and porcelain handle acidic products fine. Marble, travertine, and limestone do not — the same product that clears soap scum will etch them. Tell us what you have before booking, and if you don't know, send a photo. Getting this wrong is expensive and permanent.
