Why Do Cleaning Quotes Differ So Much?
Quotes differ because scope, home condition, crew size and what counts as an 'extra' differ — not because someone is cheating. Here's exactly what moves a number, and the three add-ons that hide the difference most often.

Two quotes for the same house differ because they are pricing two different jobs. Scope, home condition, crew size and what each company counts as an "extra" all move the number, often by more than the size of the home does. That is the honest answer — one company being cheap and another cheating is rarely what is happening.
What are the real reasons two quotes differ?
Four things, and only one of them is the house. Scope decides how many surfaces get touched, condition decides how long each one takes, crew size decides how the labour is counted, and add-ons decide what is quietly excluded.
A quote that leaves out baseboards, vent covers, blinds, window tracks and grout will always beat one that includes them. You find out on cleaning day, which is the worst possible time.
The number itself tells you almost nothing until you know which of those four levers it was set by.
What actually moves a cleaning quote?
Here is what our estimators weigh, and roughly how each factor pushes.
| Factor | Effect on the quote | Why it moves the number |
|---|---|---|
| Scope of the checklist | Large | Baseboards, vents, blinds, tracks and grout are hours of work, or zero if excluded |
| Bathroom count | Large, upward | Bathrooms are the slowest rooms in any home to do properly |
| Time since the last professional clean | Large, upward | A first clean carries months of buildup a maintained home does not |
| Square footage and bedroom count | Moderate | More floor and more surfaces, but less decisive than people assume |
| Home condition — pets, remodel dust, hard-water film | Moderate to large | Each needs its own pass rather than a faster wipe |
| Pricing model — flat vs hourly | Large, and often hidden | An hourly rate is a fragment of the job; a flat rate is the job |
| Crew size | Changes the clock, not usually the job | A team of three finishes sooner than a team of two on the same scope |
| Add-ons: oven, fridge, interior windows | Moderate, and the classic hidden gap | Usually excluded by default and rarely named in a low quote |
| Recurring vs one-time | Downward on recurring | A maintained home is simply less work per visit |
| Access — elevators, permit parking, stairs | Usually neutral for us | We plan it at booking so it does not eat the visit |
Which add-ons are the classic hidden difference?
Three, every time: inside the oven, inside the refrigerator and interior windows. At Art's Cleaning Services these are paid add-ons, deliberately excluded from our 50-point deep-clean checklist — 12 kitchen points, 12 bathroom points, 12 living-area points, 6 bedroom points and 8 all-around-the-house points.
We exclude them on purpose rather than to look cheap. They take significant extra time and most households do not want them on every visit, so bundling them would mean charging everybody for work most people did not ask for.
The reason they explain so many quote gaps is that they are the three jobs a client assumes are included. If a competing quote does not name them, assume they are extra — and ask.
Does home condition really change the price that much?
Yes, more than square footage does. A three-bedroom on a biweekly plan and an identical three-bedroom that has not been professionally cleaned in two years are the same house and a completely different job.
Buildup is the variable nobody can see in a phone call. Hard-water film on shower glass, oven residue, grout that has darkened, and window tracks full of grit each need dwell time and the right chemistry.
This is also why a first clean is usually the most expensive one you will book. Once a baseline exists, recurring visits drop into the lower maid service band of $120–$300+.
Does a bigger crew mean a bigger bill?
Not with us — crew size changes how long the visit takes, not the scope you approved, and any scope change is priced with you first. A team of two and a team of three run the same checklist; the larger team simply compresses the visit into fewer hours.
Where it does change your bill is under hourly pricing, because you are then paying per cleaner per hour. That is one of the reasons an hourly rate and a flat rate cannot be compared directly at all. Our guide to hourly versus flat-rate cleaning pricing explains which risk each model puts on you.

Why do Orange County and Los Angeles quotes look so different on paper?
Because we publish them differently, and that is a genuine regional difference rather than a pricing trick. Orange County city pages publish per-city tiers; Los Angeles is quoted from the service-level bands.
| Orange County | Los Angeles | |
|---|---|---|
| What is published | Per-city tiers — Irvine deep cleans run $250–$350, $350–$500 and $500–$700 by home size | Service bands only: $200–$550+ for most services, $120–$300+ for maid service |
| Why it works | Master-planned tracts repeat floor plans across whole neighborhoods | One Westside block can hold a 1920s bungalow, a walk-up and a new build |
| Typical property | Detached homes with driveways | HOA condos, walk-ups and high-rises |
| Access factored in | Park in the driveway | Service elevator, loading dock or permit-only parking, arranged in advance |
| What you receive | A written upfront estimate | A written upfront estimate |
So a tier you read for Irvine 92618 and a band you read for Santa Monica 90401–90405 are not different pricing philosophies. They are the same upfront quote, framed for how uniform the local housing is. The full breakdowns live in our cost guides for Irvine and for West LA and Santa Monica.
Is the cheapest quote ever the right one?
Sometimes, genuinely. If your home is well maintained, you only want the visible surfaces done, and the low quote is honest about excluding baseboards and grout, then you are buying exactly what you need for less.
The cheap quote is only a problem when it is cheap because something was left out and nobody told you. That is a disclosure failure, not a price failure.
Ask one question and it usually resolves itself: what is on your checklist, in writing? Ours is published in full — the deep-clean scope is the 50-Point Checklist — which is why we use a fixed checklist at all.
How do you compare quotes fairly?
Put every quote on the same footing before you look at the numbers.
- Ask for the checklist in writing. Count what is actually covered rather than trusting the word "thorough".
- Confirm the pricing model. Flat or hourly, and if hourly, how many cleaners and for how long.
- Name the three add-ons explicitly. Inside the oven, inside the fridge, interior windows — in or out?
- Describe your home's condition honestly to everyone. Under-describing it only produces a number that has to change later.
- Ask what happens if the job runs long. Under honest job pricing, extra time on the agreed scope is not billed by the hour — and anything beyond the scope should be explained and approved before it happens.
- Ask what happens if you are unhappy. Ours is a free re-clean under our 100% satisfaction promise.
- Then compare the totals. Only now are they measuring the same thing.
Do you have to accept a quote sight-unseen?
No, and you should not have to wait for a site visit either. Send the address, bedroom and bathroom count, the type of clean, the condition and your add-ons, and you get one clear estimate back — as soon as possible during business hours.
The same method applies whether the home is a Costa Mesa townhouse or a West LA 90025 apartment, for house cleaning and deep cleaning alike.
The bottom line
Quote spread is a scope signal, not a scam signal. Find out what each number covers, put the add-ons on the table, and describe your home the same way to everyone — the gap usually explains itself in one conversation.
